Jr. Commercial Property Manager - Vancouver.
Our Client is seeking a licensed Jr. Commercial Property Manager for a portfolio of properties located in Vancouver.

Assisting the Senior Property Manager in the overseeing the operations and administration of approximately 600,000 square feet of office and commercial properties. The successful candidate will have their Real Estate License and will have been working as a Property Manager for a minimum of a 2+ years. Prior commercial management experience is required.

Duties and Responsibilities:

• Ensure buildings are running smoothly on a daily basis.
• Report to Senior Property Manager weekly for operational updates and extraordinary issues.
• Coordinate tenant construction / landlord work, move-in and move-outs. Leasing department to assist.
• Supervise invoices for monthly charges including rent, preventative maintenance, sublease rent, occupational rent, etc.
• Ensure rent collection process is followed.
• Reconcile Tenant Accounts as required.
• Ensure good tenant / owner relations through personal contact and customer service.
• Oversee Tenant Service Program and ensure good customer service.
• Ensure efficient operation of buildings, including compliance with governmental regulations, achievement of maintenance / life safety standards and sourcing new ways to operate while reducing costs.
• Assist with the management of capital projects as required and approved.
• Knowledge of commercial leases and able to deal with tenants effectively on their concerns.
• Respond to all tenant enquiries and direct phone messages to appropriate parties as required.
• Liaise with contractors and consultants on projects and contracts.
• Working with and ensuring that strong communication is maintained between the Leasing and Accounting Departments.

Supervision:

• Supervision of Assistant Property Manager(s), Property Assistant (Tenant Services) and Building Maintenance Personnel.
• Training of Property Management staff at the Head Office and other properties.
• Knowledge of the job nature of the Assistant Property Manager(s), Maintenance Supervisor, Property Assistant and other Property Management staff.


Administration:

• Responsible for revenue, expenses and capital costs of properties including preparing, reviewing and operating within an approved budget; analyzing monthly financial statements; reviewing accounts receivable reports; capital cost cash flow projections; ensuring tenant invoicing and year end adjustments are completed in a timely manner.
• Preparing monthly building maintenance status reports for submission to owners.
• Preparing monthly variance reports for submission to owners.
• Assist with the tender and review of operational contract documents.
• Preparation of the Annual Budgets.
• Tenant correspondence as required.
• Drafting of Memos/Notices as required.
• Assisting with the preparation of the Building Newsletters.
Completion of employee reviews; assist in the hiring and training of new employees.
